Skylon Hotel, Dublin

The Skylon Hotel is a McEniff Group Hotel located on a prominent site on Dublin’s Northside.  The project involved a 24 bedroom extension to the hotel and included basement and ground floor car parks. The design included a reinforced concrete frame from basement to first floor with twin wall construction from first floor to roof. The new extension is 4 stories high. The total area of the extension was 3,379m2 which included: Basement 876m2; Ground Floor 800m2; First Floor 678m2; Second Floor 500m2; Third Floor 400m2 and Roof 125m2.

As part of the twin wall construction the first fix mechanical and electrical works were carried out before the walls were poured. The bathrooms for the bedrooms were constructed as pods off site and dropped into place on each floor during the construction.

As part of the construction, the existing combined sewer system was separated into individual foul and surface water networks. This included the diversion of a main local authority sewer that originally ran through the centre of the proposed basement.

The refurbishment works to the existing hotel building included the demolition of an existing timber frame structure on the roof of the building and construction of a new timber frame building in its place. A new steel emergency escape stairs was also constructed. The entire external façade of the building was clad in insulation and plastered to improve the energy efficiency of the building.

The entire project was constructed while the hotel remained in operation.

Jennings O’Donovan were responsible for Civil & Structural Engineering Services including; Structural design of the concrete frame; Timber design.  Reinforced concrete design; Coordinating the design with the Architectural and M&E design; Sewer and Drainage Design; Preparing Designer’s Risk Assessments; Cost Analysis and Value Engineering; Preparing Tender Documents and Specifications; Tender Analysis; Site Inspections; General supervision of construction including Attending Design meetings, Preparing Construction Drawings and Specifications; and Technical supervision of the Works Contractor.
